Knight Frank has announced the conclusion of the sale of the former Oakwood School to Spaghetti Bridge.

The property, located in Coombe Road in the London Borough of Croydon, had been on the market with a guide price of £6m.

The 4.6-acre freehold site, featuring approximately 26,630sq ft of floor space and an additional licence for six acres of sports pitches, has been acquired to establish Oak Bridge School, which will be Spaghetti Bridge’s 11th site and ninth school.

Jasper Upton, associate in education and charities at Knight Frank, said: “We are so pleased to have successfully concluded the sale of this remarkable property.

“The transaction reflects the strong and resilient demand within the SEN market.”

The new Oak Bridge School will provide a specialised educational environment designed to support a diverse range of students.

The school plans to accommodate up to 115 students between the ages of 6-19, with a focused approach to supporting students with various educational needs. This includes neurodiversities such as autism and ADHD, those with speech and language communication challenges, students with social and emotional needs, and young people who have experienced trauma and attachment difficulties.

Dan Alipaz, chief executive of Spaghetti Bridge, said: “We are committed to implementing our celebrated Enterprise Learning model at Oak Bridge School, bringing our unique project-based learning approach to the Croydon community.

“Our goal is to honour the site’s rich educational heritage while supporting local authorities and families with an innovative and holistic educational strategy.”

The property which includes the Grade II-listed Coombe House, which dates back to 1761, has multiple educational buildings, extensive outdoor space, and an 18th-century Icehouse.
